Reducing reserve assessment to minimize impact on premium increase (FL)

Q: Our condominium insurance premium increased this year by a significant amount. Rather than increase assessments by the same amount, we want to reduce the reserve assessment to minimize the impact on the premium increase. I read somewhere that the board has discretion over the budget but was also told that there is no discretion with reserves. How do we accomplish this?    Read the article………………………………… https://communityassociations.net/category/fl_news/feed/

Condo questions: Does the Florida Condo Statute trump declaration?

Q: I was under the impression that under the Florida Condo Statute maintenance and repair of common elements including limited common elements were always the responsibility of the association, but my condo’s declaration says that the owner is responsible for the repair, maintenance and replacement of its limited common elements. My question is if the association can do that in its declaration, or is there something in the Florida Condo Statute that trumps the declaration? Read the Q&A……………………….. https://communityassociations.net/cat...

Kings, condo presidents and snowbirds are the privileged few in Florida

Know ye this immutable fact. The all-powerful rulers in Florida are a privileged, high-and-mighty class called the condostocracy.  All societies, countries, communities, corporations and Florida condominiums have the same basic structure.  First there are the aristocrats, the privileged few comprising dictators, elder statesmen, governors, CEOs, FED chairmen and the condo kings and queens with the title condo president. They rule along with dukes and duchesses, the part-time condo residents called snowbirds.    Read the article…………………………….....
